We are in the middle of summer -- one of the busiest times for any real estate market! Here in the Plano area is no different; our market is very active right now and being that your home shines is as important as ever! As the old saying goes, you only get one chance to make a first impression. Getting the most for a home is always a seller's top priority; we want to present some tips and tricks to help you achieve your goal of selling your home quickly and for top dollar.
When choosing an exterior paint color, stick with what's popular in the neighborhood, goes well with the surroundings of the area, or fits the style of the home. Picking a paint color that is not common or completely clashes with the rest of the neighborhood is a very risky decision; when it comes to paint, choose safe colors for the biggest return on investment. The same should be considered for interior paint -- big, bold, bright colors might work for your current design scheme, but when buyers walk through a home, and the main living space is four different colors, it's likely all they'll see is dollar signs and time spent repainting. Choosing interior colors that do not distract from the size of rooms is vital – when potential buyers leave your home you want them to remember many other things than the color of the walls.
If it has been several years since you painted the interior of your home you may want to consider giving the main living areas a fresh coat of paint before putting your home on the market! Fresh paint, especially a neutral color, will help your home shine. Painting can be an inexpensive way to freshen your homes appearance.
Landscaping can make or break a home sale – remember when someone drives up to your home for the first time, the first thing they see is your front yard landscaping! Take time to trim trees and bushes; be sure that sidewalks and driveways are free from overhangs. You want potential buyers to be able easily navigate the path from their car to your front door. Mow and trim the yard frequently, a well-kept appearance outside creates excitement as they enter your home. Plant some colorful and long blooming flowers.
The Front Door:
The front door is one of the first things potential buyers see, they may stand there a few moments and have time to notice flaws. Be sure the paint color is fresh and free of cobwebs. The hardware should look new, not rusted or in need of repair. Make sure the key and lock work easily. A strong and visual front door can leave a great first impression to potential buyers. A doormat and possibly potted flowers can add to the welcoming feel of your home.
In our next post we will share some interior tips and tricks.
